I am currently grading a flat yard or the front porch is 1 foot higher than the road. It sets back 125 feet from the road. This is a redo job someone else did 3 years ago it held water next to the house. I went middle ways of the yard and cut out 2 feet and put a small valley back in that goes from the right of the house to the left and it drops 2 feet from side to side . It is noticable but doesn't look bad. My opinion the house is 3 feet to low but it to late for that. My question is how would some of you guys approach this situation.
not knowing what you have ... this would be my plan of attack... the mounds are very low... the majority of the mound should slope to the far secondary ditch... depending on the secondary ditch to catch more water... this will lessen the need for a deeper ditch at the start.. v-ing away from the house will also make the ditch appear shallower.... you may also need a small berm at the back to direct flow to the secondary ditch... I forgot to include that berm... that will require a change order... hope this helps.... sorry about the grade school blueprint
Depends on what the customer wants and how much they want to spend. Either do it like heavylift suggest, install a area drain/s, or give it 1-1.5% fall from then house until you run out of fall the run it flat to the road. Yes the last one will hold some water but not to bad if your good at finishing. That is how most of the grading is done around here since its VERY flat.
On a small lot (80'x125'). If you can open the windows. Level in the window measure inside to finish floor. Outside either made a print the same distance our cut a print. Rough grade a swale and go from there. Kept me out of trouble with the inspectors. ;-)) STUMP KNOCKER
